Cracker Barrel Director, Real Estate in Lebanon, Tennessee

Overview

Cracker Barrel Old Country Store is seeking a Director, Real Estate to join our Home Office team in Lebanon, TN. This position will lead and direct the real estate team in the identification and acquisition of the best available restaurant sites for Cracker Barrel Old Country Store and Holler & Dash. The Director oversees team of Real Estate Managers who perform all fieldwork necessary to identify, model, recommend, and acquire sites for new units to ensure corporate expansion goals and actively works cross-functionally with construction, facilities legal, and operations to drive alignment of resources in site identification and development through project completion. Our ideal candidate has a background in corporate real estate preferably in the restaurant industry and is willing to travel.

Responsibility

  • Oversees real estate team and site selection process- reviews selected sites

  • Responsible for long-range and immediate strategy planning of new locations for Cracker Barrel and Holler & Dash

  • In conjunction with the Real Estate Managers, identifies new sites and finalizes selected sites for e-team and real estate committee review on a monthly basis

  • Oversees site trip walk through with executive team

  • Negotiation of real estate transactions with owners, developers, brokers, and attorneys in order to obtain best available sites at the lowest cost and under terms and conditions acceptable to Cracker Barrel including new site purchases, new lease agreements, and lease renewals to procure land for Cracker Barrel and Holler & Dash sites

  • Cross functional partnership with legal team, construction team, FP&A and Real Estate Committee

  • Conducts site visits with Pre-Development Personnel / Construction Personnel as needed in order to review contractual obligations, physical aspects of site, and identify development and permitting requirements.

  • Meets with city officials, developers, engineers, etc. and identifies problems requiring resolution by and between the real estate and construction personnel.

Qualifications

  • Bachelor’s degree in business, real estate, or similar field or 7-12 years corporate or commercial real estate experience; or equivalent combination of education and experience. Restaurant or retail industry preferred.

  • Experience with Site Intel, Internal Rate of Return, NPV, Customer Demographics, Sales Cannibalization

  • Excellent written and oral communication skills including negotiation skills.

  • Experience with real estate purchase contracts, leases, site acquisition, title commitments,

  • Experience with real estate codes, regulations, and related real estate business law

  • Experience with comprehensive site selection tools which evaluate customer demographics, traffic drivers, location analogs and sales cannibalization

  • Knowledge of construction terminology, blueprints, techniques, permitting, and site design.

  • Has a complete understanding of negotiation tactics and legal terminology used in the LOI.

  • Has a complete understanding of the new unit sales projection model

  • Has an understanding of the real estate committee process and how presentations are structured.

  • General knowledge and understanding of finance, including project budget planning, and construction procedures/methods.

  • Ability to present in front of the executive team

  • Organizing and prioritizing skills.

  • Strong analytical and decision making skills.

  • Computer skills – PowerPoint and excel
